The mortgage industry is now subject to new, national regulations that require all mortgage loan originators and brokers to be listed on a national registry as well as meet state licensing guidelines. This is all a result of the S.A.F.E. Act of 2008 .
In Pennsylvania this means that mortgage loan originators are subject to the Nationwide Mortgage Licensing System, aka NMLS, as well as state authorities. Pennsylvania mortgage continuing education is required by the state and can be achieved through various educational programs. Starting this year, education requirements will also have to be reported to NMLS. Mortgage loan originators must complete 20 hours of education before obtaining their first license and 8 hours of continuing education to a renew a license. Additional requirements include a criminal background check, a credit check, and tax certification.
Loan originators for residential mortgages who operate without a valid license in Pennsylvania are subject to fines. Licensing is overseen by the Commission of Banks, which maintains the statewide register. Individuals who work in mortgage offices but are responsible for clerical and administrative tasks are not required to obtain licenses or register with the state or NMLS.

Each year the National Retail Federation conducts a survey of the top choices for Halloween costumes. Everything from super heroes to Mascot Costumes show up on the list of costume ideas. In 2010 nearly 120 million adults, children, and even pets are planning to dress up and celebrate this truly American holiday.
The top choices are witches (11.4%) for adults and pumpkins (10.3%) for pets. 4.3 million children will dress up as a princess — which tops the list for the sixth consecutive year. Other popular costumes for kids include Buzz Lightyear , Harry Potter characters, Spider-Man, and witches. Disney Princesses made the list as a separate category along with ghosts, pumpkins, and Star Wars characters.
Adults will continue to dress as vampires, pirates and nurses. One of the surprises of this year’s survey is Alice in Wonderland costumes for adults coming in at #16. Other popular costumes for adults in 2010 include zombies, witches, and athletes.
People like to get their pets in the act. There aren’t as many trendy costumes for animals as humans. In 2010 expect to see traditional pet costumes such as witch, devil, and hot dog.

Pacific Beachfest offers something for everyone who enjoys beaches. Located at on the Boardwalk, this family-friendly event goes from 11 am to 7:30 pm and is free. If you’re a resident or staying in a San Diego boutique hotel you’ll want to make your way down for a day of sun, surf and fun.
The 2010 Beachfest will include demonstrations by professional skaters at the VANS/Pacific Drive and Skateboard Mag sponsored Action Alley. There will be wind surfing , kite flying, and a Best of the Beach Fish Taco Challenge. Also on the schedule is a Beach Volleyball Tournament and an 8k Beach fun run/walk sponsored by SDCCU. Stroll through the merchant sidewalk sale and the arts and crafts village or relax at the PB Craft Beer Garden or the PB Food Court featuring Joe’s Crab Shack. Kids can enjoy the MEGA sand sculpture and kids area put on by Dreamworks Megamind or compete in the PB Alehouse South Coast/Billabong Kids Surf Contest. A variety of musical acts will take to the stage throughout the day and the BeachFest ends with a great fireworks display from Crystal Pier.
